Camelback
Center is a Class-A office building in
Phoenix,
Arizona, offering approximately 232,000 square feet of rentable
space. Built in 2001 and owned by TIAA, Camelback Center
houses tenants including Oracle, Principal Financial Group, NYSE,
Fidelity National Title, investment firms, international businesses
and several major local service companies.
An emphasis on energy management and sustainability is
standard practice at Camelback Center. The on-site Cushman &
Wakefield management team continually applies no- and low-cost
energy efficiency measures including a monthly and quarterly
preventative maintenance program, lighting updates throughout the
facility, continually monitoring and updating start and stop times
for HVAC equipment, and encouraging janitorial and security staff to
turn off lights and equipment when not being used.
As part of ongoing energy management efforts, several upgrades have been completed. Several hundred motion sensors were added to lighting. Low-flow aerators were added to restroom faucets, which reduce both water and energy use. Other energy efficient technologies contributing to the building's reduced energy use include T-8 and compact fluorescent (CFL) lighting and LED exit signs. Additionally, a recycling program for occupant waste was implemented.
TIAA is a seven-time ENERGY STAR Partner of the Year award winner whose Global Real Estate Sustainability Initiative (GRESI) reflects the firm’s strong commitment to sustainability and energy efficiency.
