AmberGlen 1915 is a four story, Class-A office building located in the AmberGlen Corporate Office Park in Hillsboro, Oregon. The property is owned by Principal Real Estate Investors and managed by KG Investment Management. In 2008, the management team at AmberGlen started monitoring energy performance using Portfolio Manager and discovered that the building had an opportunity for energy savings. With a strong commitment to sustainability and support from ownership, the team worked to reduce energy losses. The team earned their first ENERGY STAR certification in 2008.

The single most important tactic that the team pursued was to recommission the building’s HVAC system and controls, which alone cut electricity use by nearly half. The team regularly conducts night walks to identify operational issues and has trained security personnel to further notify building engineering staff if HVAC or lighting systems are operating during unoccupied hours. To better monitor building operating conditions, the team installed energy management software to provide 15 minute interval data. New controls on the exhaust fans further reduced energy use. In 2009, the team entered the Carbon4Square sustainability competition -- sponsored by BOMA Portland and local utilities -- to see how much more energy could be saved, and in the end, took home the top prize.

AmberGlen 1915 is owned by Principal Real Estate Investors, and is part of Principal’s Pillars of Responsible Property Investing (PRPI) initiative.
