The Citizens? Energy Group general office and customer service building was constructed in two phases. The original building is a three-story office building constructed in 1955. The addition of a two-story customer service center was completed in 1989.
Citizens? commitment to environmental leadership is supported by earning the ENERGY STAR for this building. The organization?s environmental management system and commitment to quality drive continual improvement. Instead of looking at the building as an old office building that wouldn?t be able to earn the ENERGY STAR, building management focused on what could be accomplished with the data in hand. The energy efficiency achieved through various projects equates to not only financial savings , but also environmental benefits for the local community.
Below is a list of projects that were identified and completed to achieve superior energy performance:

-- Re-commissioning controls and resetting control parameters to meet current occupant requirements
-- Implementing a night setback program
-- Installing Variable Frequency Drives (VFDs) on supply fans, exhaust fans, and cooling tower fans
-- Upgrading 90 percent of the original Variable Air Volume (VAV) boxes.
-- Adding DDC controls to replace pneumatic controls. This helped to eliminate some simultaneous heating and cooling issues.
-- Balancing air and water systems. Doing so allowed for the removal of electric resistant heating units that had been installed over the years to address cool spots.
-- Cleaning and reconditioning three cooling towers
-- Cleaning and reconditioning supply fan heating and cooling coils
-- Implementing programming for the lead/lag operating process for chilled and heating water systems. This required some piping modifications. The result was a more efficient pumping system.
-- Performing lighting retrofits, including replacing T-12 fixtures with T-5 fixtures, installing occupancy sensors, and replacing 400-watt parking lot lighting with 40-watt LED lighting.
-- Installing auto faucets and flush valves
-- Integrating rain sensors into irrigation controls
-- Upgrade DDC controls during 2016
-- Installed new boilers in 2016
-- Replace steam coils with new hot water coils
