The prestigious City Center is a 12-story LEED Silver certified commercial office building constructed in 1992 and located in downtown Washington DC at the northwest corner of 14th and H Streets. The property is owned by TIAA and managed by Cassidy Turley Real Estate Service. In 2012, after Cassidy Turley was selected to manage the property, the property management team began monitoring the energy performance of the entire building in ENERGY STAR® Portfolio Manager®. With strong commitment to sustainability and support from ownership, the team worked to implement energy management program at the property which led to implementation of energy efficiency projects throughout the common areas and some tenant spaces. These projects led to superior energy performance, and eventually to the property becoming ENERGY STAR certified in 2012 and subsequent years.

Notable projects implemented at the property include:

-- A comprehensive lighting retrofit involving replacement of T12 fluorescent lamps in the common areas with high efficiency T-8 25 Watts fluorescent lamps, replacement of all incandescent lamps and various halogen lamps in elevator lobbies and elevator cabs with innovative efficient LEDs, and replacement of stairway lighting with bi-level lighting fixtures.

-- Installation of occupancy sensors to control lighting in restrooms.

-- Notable mechanical system efficiency improvement projects implemented include installation of Variable Frequency Drive (VFD) on the building’s 5 hp duplex domestic water pumps and on its cooling tower fan motors.

-- Installation of a CO/NO2 monitoring system for the garage ventilation system.
