The Evening Star Building is a trophy-class asset that is listed in the National Register as a Historic Landmark. The building is 222,302 rentable square feet with 13 floors of office/retail and 3 levels of below grade parking. Unique to the Evening Star Building, and unattainable today, is its mere 25-foot setback from Pennsylvania Avenue. By comparison, modern standards have kept newer structures at three times this distance.  The building has earned ENERGY STAR certification every year since 2009.

Many projects focused on upgrading the energy efficiency of the property started with the 2008 upgrade to high efficiency chillers and chiller economizing package.  In the following year, sub meters were installed for the chiller plant and individual floors to reduce energy consumption by tenant.  The building was awarded LEED Gold in 2012.  In 2013, motion sensors were installed in the garage and stairwells throughout the building to further reduce energy use in off peak hours.  Additionally, the property management team hired MACH Energy to gauge power usage.

This includes following green procurement practices for goods and services purchased at 1101 Pennsylvania Ave NW, Washington, DC and all other JLL managed properties. As contracts are coming up for renewal, we always address the ability of the supplier to deliver services or products in an eco-friendly manner.

Key aspects of a green procurement program relate to a number of areas including:

-- Replacing mercury-containing light bulbs

-- Building construction materials purchasing program

-- Use of air quality compliant materials inside the building (adhesives, sealants, paints, carpet, etc.)

-- Sustainable cleaning products, disposable janitorial products and trash bags

-- Sustainable cleaning policies including types of equipment to use
