Colonial Life East/West Towers is a more than 364,000-square-foot, four-story office building located in Columbia, South Carolina. The 171,000-square-foot East Tower was built in 1978 and the more than 178,600-square-foot West Tower and more than 14,500-square-foot, four-story atrium were built in 1986. This building serves as the corporate headquarters for Colonial Life & Accident Insurance Company, a subsidiary of Unum Group, and is located on a 37-acre campus along with three other Colonial Life buildings. Colonial Life is a market leader in providing insurance benefits for employees and their families through the workplace, along with individual benefits, education, advanced yet simple-to-use enrollment technology, and quality personal service. Colonial Life offers disability, life, and supplemental accident and health insurance policies.

Unum has been energy conscious for several years. Over the last four years, the company has increased its focus on reducing energy and water usage. The company has developed and implemented a Strategic Energy Management Program that has defined energy and water reduction goals and includes quarterly reviews to track the program's progress.

In 2008, Unum started using Portfolio Manager, EPA's ENERGY STAR measurement and tracking tool, to track energy performance for all of its large buildings. This benchmarking tool has helped the building managers see how their buildings compare to other buildings and has created a competitive spirit to obtain a better energy performance score. 

The Colonial Life East/West Towers building has implemented many energy reduction projects and procedures over the years, including:

-- Conversion to more efficient T8, compact fluorescent, and LED lighting;

-- Installation of more energy-efficient HVAC equipment;

-- Improvement in building operating schedules, including turning the building lights and HVAC off earlier at night and on later in the morning;

-- Improvement in building equipment operation;

-- Improvement in building night egress lighting;

-- Installation of a night watchman that shuts down employees' computer equipment after hours;

-- Installation of a white roof;

-- Incorporating restroom and other exhaust vents to the Building Automation System to turn off at night when the building goes into unoccupied mode.
