Owned by Manulife Financial and managed by Hines, 75 Hawthorne is one of two buildings comprising Hawthorne Plaza located in the Financial District of San Francisco, California. 75 Hawthorne is a 20 story, 408,667 square foot Class A office tower. Designed by Lyman Jee and completed in 1986, the building is distinguished by a rectilinear design set back from the street that provides excellent views and maximizes natural light for building occupants. In addition, an exterior pattern of setbacks, framed by a pyramidal reflective green glass, helps to reduce the buildings visual volume even as it emphasizes the structures overall height.
75 Hawthorne earned the ENERGY STAR for superior energy performance as a result of original building features, active building energy management, and a series of infrastructure retrofits. Retrofits include lighting fixture conversions from T12 to T8 fluorescent lamps, lighting timers installed in building common areas, and the installation of LED lighting in exit signs throughout the building. Active management practices include security and maintenance staff who turn off unnecessary building lighting during regular rounds, central coordination of light and HVAC timing, and the use of high-efficiency filtration in HVAC systems--simultaneously improving indoor air quality while reducing energy consumption in the filtration process. Finally, a comprehensive preventative maintenance program helps to ensure that all building equipment continues to operate effectively and efficiently.
