Constitution Center is a 10-story, Trophy office building totaling more than 1.5 million square feet. The building features ten floors of rentable space and three floors of below-grade parking. The facility uses a chilled-beam HVAC system and a central chilled water plant. The facility also has a central heating water plant with 1,600 nominal BHP total capacity. Variable volume air handler units in the building maintain a duct static pressure to provide 54 to 65 degrees Fahrenheit (adjustable) mixed supply/ventilation air at a constant volume (CAV) to chilled-beam terminal units on floors 2-10, which include four-pipe distribution coils in the perimeter office areas providing heating and cooling capacity. Additionally, a power monitoring system provides electric meters on each substation to monitor power usage of individual loads distributed from each substation. Eight 3,000-amp bus duct systems feed power to all tenant floors. Lastly, step-down transformers and circuit break panels are located within the electrical rooms on each floor for tenant loads.
