One World Financial Center is owned and managed by Brookfield Office Properties, a commercial real estate corporation that owns, manages, and develops premiere office assets in North America, Australia, and the United Kingdom, including a U.S. portfolio that encompasses more than 50 million square feet. Brookfield believes its business can and should play a leadership role in improving the quality of life in the communities in which the company operates.

 

An integral part of this goal is Brookfield's commitment to programs, such as ENERGY STAR, that lower operating costs, reduce energy consumption, and prevent greenhouse gas emissions. The company has made great strides in the past few years. Brookfield set and met a goal of earning ENERGY STAR certification for at least 80 percent of its U.S. portfolio and has made a new commitment to increase its average ENERGY STAR score to 80 by running routine energy audits and identifying areas for major upgrades. By July 2011, the company had earned the ENERGY STAR for superior energy performance at 37 of its properties, a dramatic increase from five at the end of 2007. 

 

One World Financial Center is an example of Brookfield's dedication to continuously improving the energy efficiency of its portfolio through thoughtful energy management. Designed by Cesar Pelli as part of the World Financial Center complex in Lower Manhattan, One World Financial Center is a 40-story tower with over 1.6 million square feet of rentable area. Completed in 1985, this New York City landmark features a dramatic glass and steel public space with a 120-foot vaulted ceiling and a flat-top pyramid roof design that identify the buildings of the World Financial Center complex. Tenants include prestigious international corporate firms including Cadwalader, Wickersham & Taft and Fidelity Investments. In addition, this building offers convenient access to public transportation, an underground parking facility for over 200 vehicles, expansive public spaces, and a waterfront promenade.

 

The building earned the ENERGY STAR in 2009, 2010, and 2011. To earn this certification, the management team focused on improving efficiency through streamlined operational changes and innovative energy reduction strategies. The building's HVAC systems are designed to exceed New York City Building Code requirements. Heat is supplied by high-pressure utility steam. After pressure reduction, the steam is distributed to shell and tube heat exchangers. Cooling is provided by chilled water supplied from a central cooling plant. Unique to the system is that river water is used to provide a direct cooling source for up to four months per year. When mechanical cooling is needed, the river water will carry the rejected heat, thereby eliminating the conventional cooling tower plant.

 

The mechanical cooling plant integrates three million gallons of chilled water, which is stored in the lower section of neighboring Four World Financial Center. This stored chilled water is used during peak demand periods to reduce site-wide operating costs. The thermal storage tanks are replenished each night when electric rates are at their lowest. Air conditioning systems are decentralized and consist of single floor variable air volume (VAV) systems with an internal water reclaim circuit. Lighting in the loading dock and back office areas was replaced with energy-efficient light bulbs, and occupancy sensors have been installed in stairwells and machine rooms.
