Constructed in 1989, the John Portman-designed Riverwood 100 is a Class A office building known for its grand sophistication and style. Located in the Northwest/Cumberland area, this 23-story, 502,500-square-foot tower welcomes tenants and visitors into an attractive main lobby with sculptures and retail area. There are exceptional views of Northwest, Central Perimeter, Buckhead, Midtown, and Downtown Atlanta. Riverwood 100 is ideally located in the Cumberland submarket with direct access to I-75 and I-285 through the Kennedy Interchange.

Over the past six years, Riverwood 100 has undergone several energy-saving retrofits and upgrades. These improvements include upgrading the Energy Management System (EMS). The new system has enabled the energy management team to significantly expand building control, such as through sliding scale settings on the chilled water loop based on outdoor and indoor temperatures, as well as enthalpy; chilled water reset based on separate floor temperatures; and optimal start times based on maximum floor temperature settings. The team at Riverwood 100 has also installed more than 30 Variable Frequency Drives (VFDs), including on all the main Air Handling Units (AHUs), as well as on all three cooling tower fans, the outside air fan, and the toilet exhaust fans. The VFDs also installed on both condenser water pumps and both secondary chilled water pumps. These VFDs are controlled by PSIG sensors installed in the water loops to maintain pre-determined PSIG settings. The energy management team also installed carbon dioxide sensors on each floor. These sensors monitor and modulate the outdoor air dampers on each floor to maintain indoor carbon dioxide levels per ASHRAE Standard 62.  

Riverwood 100 also has undergone major lighting retrofits and upgrades, replacing T-12 40 Watt fluorescent lamps with T-8 32 Watt fluorescent lamps. In 2008, the team began a relamp program using T-8 28-watt fluorescent lamps. This project is being completed over approximately five years by in-house building engineers through regular changes of burned out lamps. This approach, in place of a complete building relamp, saves tenants and building owners the costs for installation and materials, as well as the added expense of hiring outside contractors.  

All of these retrofits and modifications were accomplished with the primary goals of maximizing tenant comfort and productivity, as well as achieving significant energy savings.
