The Peachtree is 21-story Class “A” office building located in midtown Atlanta, Georgia. The property, constructed in 1989, includes 345,254 square feet of rentable office space and 234,040 square feet of underground parking space.

Over the last few years the management team at The Peachtree has taken several steps to lower the property's overall energy consumption, listed as follows:

• Retrofitted T-12 lighting fixtures to T-8 fixtures.
• Imnstalled Compact Fluorescent Lamp (CFL) lighting fixtures in office spaces.
• Retrofitted 364 candelabra lamps in the common areas to 4 Watt LED light fixtures. 
• Retrofitted 8-foot T-8 lighting fixtures to 4-foot LED fixtures in the parking garage.
• Installed Variable Frequency Drives (VFDs) on the cooling tower fans, building loop pumps and cooling tower pumps.
• Modernized ten passenger elevators.
• Educated tenants on the benefits of saving energy.
• Enforced the practice of turning off all lights after janitorial cleaning has taken place.
• Installed and continuously made improvements with Siemen’s energy management system.
• Monitored and fine tuned the operation of over 570 water sourced heat pumps for better efficiency.
• Installed motion sensor lighting in restrooms and within all new construction.

As a result of these measures, the building received ENERGY STAR Certification scores of over 90 in 2014 and 2015. It also received ENERGY STAR Certification in 2012 and 2013.
