Portales Corporate Center is the ultimate in contemporary architectural design, and sets the standard for Class A office product and design in the Scottsdale market. Prominently located at Scottsdale Road and Chaparral, the award-winning building uses Colorado Red granite in both flamed and polished finishes reflecting the local mountain preserve areas and Rose-copper high performance glazing and finished metal together with its distinctive knife edge points pull the overall contemporary vision together providing an impressive and sophisticated office building.
Portales II is the smaller sister building of a multi-phase office project and consists of six floors with 173,000 rentable square feet of office space, a three-level subterranean parking structure, with access to an amphitheater with stadium seating, temperature-controlled storage areas, ample surface parking, and scenic site landscaping. Situated onsite with Portales II is a delicatessen with Starbucks coffee and the famous James Beard Award winning Roaring Fork restaurant. The building is both ENERGY STAR and LEED Gold certified, and has been the recipient of several awards from the BOMA Green Buildings Committee; including the Kilowatt Krackdown Award for greatest energy use reduction; the Golden Dumpster Award for significant achievements in the area of waste reduction, recycling, and tenant education; and lastly the Stop Drops award for reducing water consumption. Portales II has won two TOBY Awards, most recently in 2015. Below are some of the facility's energy-saving measures.
Past energy-savings strategies:
• Programmed all electric heat for all Variable Air Volume (VAV) boxes to go off automatically based on outside air temperature (operator adjustable). We also programmed for the operator to manually lock out the electric heat.
• Pressure washed chilled water coils on Self-Contained Air Conditioning Units (SCUD) annually. Note: The Engineering Team installs a pre-filter on the AHU when we have a Tenant Improvement (TI) and after the construction is completed, the Team pressure washes the coil(s) and installs new air filters.
• The Engineering Team replaces air filters on Self-Contained Air Conditioning (SCUD) Units bi-annually with Merv 13.
• Manually re-programmed the start-stop of all SCUD Units based on outside air temperature conditions.
• Manually set all thermostats up to 78 degrees on all VAV and fan powered boxes on all vacant spaces.
• Installed VAV boxes on all the outside air intakes at each AHU. The VAV boxes open fully based on outside air temp and go to minimum setpoint based on people on the floor.
• Installed new aerators on all the bathroom faucets from 2.2 gal to 0.5 gal.
Recent and ongoing energy-savings strategies:
• Install new energy efficient lighting in parking garage.
• Install new LED MR16 lights to replace 50watt halogen MR16’s throughout the building.
• Install new LED lighting throughout the building where possible.
• Install a Wattstopper lighting control system on all 277 volt lighting throughout the building.
• Perform duct sealant on all 6 SCUD Units –lowered all static control setpoints down to 1.2 inches from 1.6 inches.
• Narrow the temperature range: set all tenant setpoints to 73 degrees Farenheight with a 1 degree Farenheight bias from a 3 degree Farenheight bias.
Upcoming energy-savings strategies:
• Install occupancy sensors on all exterior and interior offices.
• Install new coating on roof.
