110 Plaza, a CB Richard Ellis managed asset, encompasses a city block, located at the gateway to downtown San Diego at 110 West A Street. Built in 1972 and renovated in 2001, the property consists of a 300,000 square foot Tower and a 25,000 square foot Pavilion with subterranean parking.
The building exteriors are clad with an aluminum-and-glass curtain wall system with reflective solar glass and window tinting.
110 Plaza earned the ENERGY STAR for superior energy performance. This accomplishment was achieved through completion of several extensive renovations, retrofits, and upgrades, primarily to HVAC and lighting systems.
Light fixtures were upgraded from T12's to T8's with electronic ballasts, and were installed throughout the building and garage. Lighting control panels were installed on all floors, and building exit lights were changed out to LED.
HVAC upgrades included replacement of the building's main chiller with a 500-ton centrifugal chiller with a variable speed drive. All pump and fan motors were replaced with new energy efficient motors with variable speed drives. As well, a fully-integrated energy management system was installed to control chillers, chilled water pumps, condenser water pumps, water flow, boiler operating status, tenant zone controls, and operating conditions of each air handling unit and variable frequency drive.
