303 Second Street is 10-story building owned and operated by Kilroy Realty Corporation. With 740,047 square feet of class-A office space, this property is an excellent example of sustained focus on energy efficiency. This LEED Gold property, located in the SoMa district of San Francisco, offers tenants easy access to public transportation, private balconies, and ample open space.

The building, built in 1988, has undergone a number of upgrades focused on energy efficiency. A recent lighting retrofit replaced traditional lamps with 25W T-8s. The exit signs are now illuminated via LED. Low-traffic areas have also been outfitted with occupancy sensors, and perimeter daylight controls have been put in place to dim lights according to daylight availability.

All of the major piping from the original construction of the building has been insulated to increase efficient transport of water. The fans used for ventilation have been redesigned to control the rate of their use and their motors have been replaced with highly efficient models. The property uses both a chilled and hot water loop for temperature control. Because of San Francisco’s cooler weather, the HVAC system is able to use economizers. This has the added benefit of not only cooling the air inside with less energy, but increasing the indoor air quality by circulating fresh air into the building. Modular boilers are used on-site to make sure that hot water needs are supplied with maximum efficiency. The fans and pumps use variable frequency drives for longer lifetime and controlled rates that can be modified by the building engineers.

All tenant spaces are submetered at 303 Second for increased accuracy on energy usage. This helps tenants see exactly how much energy they use in a given time period, which spurs in-suite energy reductions. The building has also been outfitted with water saving toilets, urinals, and faucets. In addition, the building has an innovative green cleaning program. This uses a technology that turns water into aqueous ozone, reducing emissions from cleaning products, and zone cleaning where the janitorial staff cleans in one area at a time. This reduces lighting during cleaning in areas that are not being used.
