The facility, built in 1998, was originally distributed between 40,000 square feet of office space and 10,000 square feet of warehouse space. Since that time, there have been several modifications to the building including conversions of warehouse space to conditioned office space which led to the retro-commissioning project in 2010. Retro-commissioning is a process that seeks to improve how building equipment and systems function together, and to restore ‘lost’ efficiency from operational changes over time. Design priorities included energy efficiency, indoor air quality, occupant comfort and ease of maintenance.
The planning and investigation phases of the process included getting input from occupants, and performing diagnostic monitoring, facility tests and simple repairs. The result: recommendations for improvement were identified, prioritized and presented to the building owner. Several improvements were made including variable air volume (VAV) wireless sensors, staging VAV start-up control and moving thermostats to the best location within a zone. The overall building performance improved which resulted in adding dollars to the bottom line.
We use our facility and the ENERGY STAR Label for Buildings to demonstrate to our clients the advantages of using these building design concepts. In using our building as a benchmark, clients can see the advantages of continually monitoring, reporting and evaluating the building’s performance so if needed, adjustments can be made that will keep the building operating efficiency.-- Clint Damuth, President, Damuth Trane
