Developed by Opus, owned and managed by Piedmont Office Realty Trust, Crescent Ridge is a 9-story, 300,633 sq. ft., class-A office tower. The second of a two parcel commercial office complex known as Crescent Ridge Corporate Center, it is situated on 12.3 acres, adjacent to a natural wetland in the western suburban market of Minneapolis, Minnesota.

Improvements implemented while pursuing the ENERGY STAR certification consist of re-commissioning of the buildings HVAC system, fresh air supply, and exhaust systems. Re-defining standard operating hours and optimizing Air Handling Units ability to utilize the free cooling operation function improved the efficiency of the heating and cooling systems. Additional controls were added to the outside air system to regulate the outside air based on occupancy. The re-commissioning improved both energy savings and tenant satisfaction.

Crescent Ridge II earned EPA's ENERGY STAR certification in 2006 and 2007.
