Hines developed and manages this 11-story, 240,000-square-foot downtown Washington, D.C. office building, located just east of the White House. 600 Thirteenth Street's design, by Robert A.M. Stern Architects, evokes the solidity and straightforward elegance of 1950s commercial buildings, with an exterior clad in limestone, granite, and architectural pre-cast concrete. The lobby is finished in marble and granite, with custom-designed eight-foot torchieres, a grand chandelier, and wall sconces. Tenant amenities include 20,000 square feet of on-site retail, a white-tablecloth restaurant, an underground garage with parking for 150 cars, and access to the Metro subway through a station directly across from the building entrance.


600 Thirteenth Street earned the ENERGY STAR for superior energy performance as a result of sensible, high-efficiency design, including "low E" coatings on all exterior glass, high-efficiency fluorescent light fixtures, and occupancy sensors that turn off lights when spaces are not in use. Climate control at 600 Thirteenth Street is also exceptionally efficient, with variable frequency drives (VFDs) on all building air handling units. VFDs are also in use in 600 Thirteenth Street's water systems, allowing the domestic pressure pump to operate at lower power at times of low demand. And, when electricity demand in the building is particularly high, the electrical systems at 600 Thirteenth Street are equipped with load shed transfer switches, ensuring optimal distribution of demand throughout the system.
