Corporate Pointe at West Hills is a unique 80-acre multi-building office campus nestled at the base of the scenic Santa Susana Mountains in West Hills, CA. The project includes 10 low-rise buildings totaling approximately 991,000 rentable square feet and is home to distinguished national corporate users such as Countrywide/Bank of America, Boeing, Quest Diagnostics, and Wellpoint/Anthem. The campus offers amenities such as a 5/1,000 parking ratio, extensive landscaping, water features, a 144-seat amphitheater facility, and an on-site, professionally-operated cafeteria.


As industry leaders in Responsible Property Investing, the property owners, Multi-Employer Property Trust/Kennedy Associates Real Estate Counsel, continue to pursue a proactive commitment to energy efficiency. The most significant project performed in this pursuit was the renovation of the Central Plant, completed in 2006. This renovation increased the site's energy efficiency in several important ways:

?         The new variable-flow system provides a more practical method of supplying chilled water to each building on the campus.

?         The replacement of the two 50-year-old chillers with modern centrifugal chillers complete with variable speed technology provides and maintains the daily chilled water temperature with a greatly reduced consumption of electricity.

?         One 12-million heating hot water (HHW) boiler was removed and replaced with five 1.99-million BTU natural gas-consuming HHW boilers. Operating individual boilers to maintain the temperature throughout the day requires less BTU input and also substantially reduces harmful emissions into the atmosphere.

?         A new energy management system was redesigned to incorporate variable-flow technique, speed-drive technology, and the coordinated EMS action of the affected buildings by adjusting parameters constantly during operation.

?         Efficient T-5 lighting was also installed in the Central Plant during the renovation.


Other efficiency projects that have taken place at the campus include the installation of energy-efficient lighting in 1999, touch-free restroom fixtures in 2006, and main duct cleanings and repairs in 2007. Ongoing preventative maintenance projects include medium voltage torque, testing, and coordination; calibration of the temperature sensors, flow meters, and other hard-meter equipment; duct-leak surveys; and infrared electrical scanning.

New energy efficiency projects planned for 2009 include installing smart irrigation controllers around the campus, testing the main electric conductors, replacing aged outside air louvers in two buildings, and replacing the insulation of the mechanical room piping in one building.

In addition to these measures, the building owners and management team plan to include additional sustainability measures throughout 2009. Through a recycling program on campus, office paper, bottles, and cans are being picked up separately from waste and sent to a local recycling center. In addition, with an onsite cafe and other tenant usage, a cardboard baler will be installed. The recycling vendor will pay for cardboard, which will offset the cost of the baler rental. They will supply a monthly manifest of material recycled at the property which will then be relayed to Ownership. Finally, the Account Manager is LEED Certified and will be involved in the certification of this building in 2009.

Other Responsible Property Investing initiatives that have taken place at the campus since 2005 include using Green Seal Certified products for building cleaning, along with micro fiber rags and dust mops, using multi-level filtration vacuums, and implementing a paper and cardboard recycling program. The on-site campus cafeteria is also currently under renovation to achieve LEED Gold Certification. The Property Management and Engineering teams have also completed the BOMA Building Energy Efficiency Program to enhance their knowledge of energy conservation.


A tenant information meeting was held in June 2007 to convey all Responsible Property Investing at the site. Additionally, each 2006, 2007, and 2008 ENERGY STAR plaque is hung prominently in the building's main lobby. The campus participated in Earth Day 2008 by distributing CFL bulbs, micro fiber rags, and numerous "green" materials provided by the campus' service partners. In October, CFLs were distributed to the property's employees as a thank you for their support of energy efficiency practices at work and at home.
