Because of the building owner's strong commitment to conserving natural resources, HCP, Inc., supported investing in energy efficiency at 1101 Madison Tower. In 2005-2006, significant energy projects were completed, including installing common area lighting controls, retrofitting parking garage lights and exit signs, and installing restroom occupancy sensors. These measures resulted in an annual savings of 750,000 kW/h. In addition, building management upgraded the water treatment systems to Nalco TRASAR to conserve water and realize additional energy savings. The completion of these projects enabled the building to earn the ENERGY STAR for superior energy performance, as detailed below.

Common Area Lighting Controls: After thorough research into cost-effective solutions, the engineering team proposed a combination of programmable time-clocks on the lighting circuits and photo sensor controls. This project had such significant energy savings and low initial cost, that the utility provider had to cap the rebate at a six-month simple payback. Building managers now control all common area lighting, including both loading docks, driveways, and the skybridge.

Parking Garage Lighting Retrofit: Lighting in the 1,025-stall parking garage was retrofitted from high-intensity discharge to energy-efficient fluorescent fixtures in 2005.  In addition to the energy savings, the tenants have noticed a significant increase in lighting levels.

New Water Treatment System: All existing water treatment was upgraded in 2005 from simple pot-feeder and chemical pumps to state-of-the-art Nalco TRASAR controls, in cooperation with the Saving Water Partnership and Seattle Public Utilities.

Operations & Maintenance Projects: CBRE Engineering implemented a number of operating efficiencies to maximize energy savings, including:

New Preventive Maintenance System: The Angus AnyWhere Preventive Maintenance module has been implemented, including building equipment, tasks, and schedules.  This Web-based system e-mails the preventive maintenance tasks to the engineering team on their handheld devices.

Partnership with Seattle City Light and Saving Water Partnership: Seattle City Light and the Saving Water Partnership participated in many of the utility savings projects at 1101 Madison Tower. They helped maximize the conservation efforts and make the projects financially viable by providing rebate incentives.

HVAC Retrocommissioning: In 2009, the CBRE team engaged an engineering firm to perform a complete review and retrocommissioning of the HVAC system.  This project will ensure that all components of the HVAC system operate at optimal efficiency and further reduce energy consumption where possible.

Utility consumption by square foot has been benchmarked and compared with similar buildings. The energy cost for 1101 Madison Tower averages $1.89 per sq. ft., compared with $2.14 per sq. ft. for the closest MOB market comparison in BOMA's Experience Exchange Report.

1101 Madison Tower received the 2005-2006 TOBY (The Office Building of the Year) award in the medical office building category. Just 15 properties were recognized at BOMA's annual conference in June 2006. Judging was based on community impact, tenant/employee relations programs, energy management systems, accessibility for disabled people, emergency evacuation procedures, building personnel training programs, and overall quality indicators. A team of industry professionals also conducted a comprehensive building inspection.

In addition, each year, Seattle magazine publishes their peer-recommended list of the top physicians in the city. The management team is proud to see many physicians who practice medicine at 1101 Madison Tower recognized in this publication from year to year.

"Trammell Crow's (now CBRE's) property management team for 1101 Madison has created an exceptionally energy-efficient medical office building. Since taking over operation of the building in 2005, energy use has dropped by 30 percent. Credit a professional staff with the skills to optimize building energy performance and a corporate ethic that values energy efficiency."
-- John Roberts, Energy Management Analyst, Sr., Seattle City Light

"I am extremely proud of what this management team has accomplished over the past year.  1101 Madison Tower is part of a wonderful portfolio, but it came with some significant challenges.  Earning the ENERGY STAR and TOBY award this year demonstrate what a great team we have and our commitment to making our properties successful for our owner and our tenants."

-- Lori Granberg, Senior Property Manager, CBRE Seattle
