(1) A building-wide lighting retrofit was performed. Under this retrofit, T-12 light fixtures were replaced with T-8 light fixtures, electronic ballasts were installed, incandescent exit signs were replaced with LED exit signs and occupancy sensors were installed.
(2) A Carbon Monoxide monitoring system was installed that now provides superior ventilation service to the parking garages (while reducing excess energy consumption).
(3) Variable Frequency Drives (VFDs) were installed on various pumps and fans.
In 2009, the building also underwent comprehensive re-development that included the following:
(1) Energy Management System (EMS) was upgraded in 2009 to the Siemens Energy management system that controls refrigeration compressors, fans, cooling tower, boiler, and load shedding among a host of other building operations.

The aforementioned strategies -- upgrades, installations and retrofits -- have resulted in overall energy efficiency gains at 12301 Wilshire.
