Built in 1979, 303 East Wacker is an approximately 838,000 square foot office tower, that spans 28 stories in downtown Chicago's East Loop area.The property is an international-style tower, distinguished by a curtain wall of bronze-finished aluminum and reflective glass, and a two-story colonnaded arcade at ground level. 

303 East Wacker earned the ENERGY STAR® for superior energy performance after retrofits made during the renovation process and changes in energy management practices. A new computerized building automation system was installed, enhancing control over energy-consuming equipment and enabling monitoring of energy consumption and startup times. Heating, ventilating, and air conditioning (HVAC) upgrades were performed as well, including the installation of variable air volume (VAV) boxes, which allow the distributed volume of cooled return air to vary based on cooling demand. Heating equipment controlled by silicon controlled rectifiers (SCRs) was installed as well. The SCRs operate like automatic dimmer switches, allowing heating equipment to operate according to actual demand.
