1360 Post Oak Boulevard, a building located in Houston, Texas, is a 25-story, multi-tenant property and is one of four buildings in a complex called Four Oaks Place. The property has been managed and leased by Transwestern since 2004. The Transwestern staff members, working together with TIAA, earned ENERGY STAR certification with an initial energy performance score of 87. The building and now has a score of 97. The facility has experienced many changes that have improved its energy performance.
A lighting retrofit began in 2001 and was completed in 2002, in which all of the fluorescent lighting was converted from T-12 to Sylvania Octron Ecologic T-8 fluorescent lamps. In addition, energy efficient electronic ballasts and fluorescent down lights were installed throughout the property.
The building's management has also upgraded the energy management control system to perform supply-air reset on the air handling units.
Between 2000 and 2009, variable speed drives were installed on air handling units. Based on actual metered data, it is estimated that each variable speed drive saves 9,000 kilowatt hours per year.
In 2001, the City of Houston passed an energy ordinance that applied to new construction of office space, primarily the installation of motion detectors for lighting in all offices. This ordinance has contributed to remodeling and energy reductions at Four Oaks Place.
In 2007, variable frequency drives were installed on the secondary chilled water pumps, thereby controlling differential pressure in the system by varying the pump speed.
Another project-wide lighting retrofit was done in 2007, in which the Sylvania Octron Ecologic T-8 fluorescent lamps were replaced with Philips Energy Advantage T-8 Lamps ALTO 25-watt Lamp Technology. Re-commissioning of the building lighting in 2007 resulted in a project-wide savings of an estimated 2,000,000 kWh per year in electrical energy consumption.
Re-commissioning of HVAC systems are conducted after build outs or remodels.
Variable frequency drives were added to the four cooling tower fans between 2010 and 2011.
A program to retrofit pneumatic Variable Air Volume controls to Direct Digital Controls is currently underway.
