Kilroy Realty Corporation is committed to providing its tenants with beautiful buildings that are also environmentally conscious. 100 First Street, located in downtown San Francisco, is a key example of Kilroy Realty's dedication to energy efficiency. Over the past few years a multitude of strategies have been implemented in this building, focusing on reducing energy and gas consumption as well as reducing the actual waste produced by the property.

100 First Street focused on seven major aspects of design and implementation, one of which was energy conservation. This aspect contributed most to the ENERGY STAR rating of 91. Installing motion sensors helped reduce unnecessary energy used for lighting, and sub-meters measured how much energy a specific area of the building was actually using in a given time period. The building also hired energy auditors to give detailed reports on specific energy usage of the building.

The remaining six parts of the plan helped 100 First Street go above and beyond what is required to receive the ENERGY STAR. These include Landfill Waste Diversion, Reduction in Hazardous Materials, Purchasing of Efficient Products, Transportation Alternatives, and Tenant Education. Some of these practices include strict designation of landfill waste, recyclables, and inclusion of composted waste in order to reduce careless trash management. The property also employed water conservation techniques: Every single water faucet and toilet in the entire building was replaced with low-flow systems, which vastly decreased the amount of water used and wasted each day.

To reduce hazardous materials the building provides its tenants with safe ways to dispose of electronics and other harmful waste, including paint and chemicals. 100 First Street only uses microfiber products and environmentally safe cleaning products for use within the building. Purchasing of post-consumer waste products is required for all tenants of the property, maximizing purchase of recycled products while also recycling themselves as much as possible. The new strategy also includes bicycle access and storage for those who do not drive, and the building hosts a partnership with a car-share program using ZipCar.

One of the most important strategies implemented is Tenant Engagement. There are green-lease agreements between Kilroy Realty and prospective tenants mapping out the bare minimum a tenant must do in order to lease space in the building. There are also pamphlets and seminars given in order to make sure tenants are aware of what is expected of them to keep the building green. Without this strategy, the building would not be able to remain as efficient as it can be.
