Three (CWP4) is located in the Westchase district area of Houston, Texas.
Building Four is a 21-story, 666,000-square-foot office
building within CWP's expansive Westchase-area campus. Designed by
DMJM Architects and completed in 2001, City West Place Building Four
is handsomely clad in two-tone glass with unique structural elements
at the building crown. It features a two-story entrance lobby and
also includes executive offices, a data center, a full-service bank,
a fitness center and a 300-person cafeteria. The campus as a whole
features extensive landscaping including reflection pools,
fountains, flower and herb gardens, and numerous pine and oak trees.
Other amenities include three full-service cafes, a travel agency, a
computer store, a car-care center, a hair salon, dry cleaners,
additional fitness centers and much more.
City West Place Building Four earned the ENERGY STAR largely as the result of energy-efficient features that were original design elements of the property. Examples include electronic ballasts and T-8 lamps in light fixtures in common areas of the building; fluorescent lamps are used in downlighting fixtures as well. In addition, lighting-related energy consumption is reduced through a building design that emphasizes natural light, meaning that tenants require little artificial light during working hours. HVAC systems are another source of considerable energy savings. All of City West Place Building Four's HVAC systems are operated through a Direct Digital Control system, and Variable Frequency Drives (VFDs) are used on air handling units and other mechanical equipment, allowing them to run at speeds commensurate with actual demand. Furthermore, chilled water connections to other buildings in the complex allow load-shedding during times of particularly high cooling demand. Finally, and more generally, Parkway Properties employees are educated in the value of energy conservation, helping to create a cooperative atmosphere with a shared goal of saving energy.
