Owned and managed by Parkway Properties Inc., CityWest Place Three (CWP3) is located in the Westchase district area of Houston, Texas. CWP 3 is a nine-story, 264,600-square-foot office building that is a part of a four building 1.5 million square foot multi-tenant office campus. Designed by DMJM Architects and completed in 1997, CWP3 features a two-story entrance lobby that provides guests with an expansive view of the campus. The campus itself features extensive landscaping including reflection pools, fountains, flower and herb gardens, and numerous pine and oak trees. Other amenities include three full-service cafes, a travel agency, a computer store, a car-care center, a full service bank, a hair salon, dry cleaners, fitness centers and much more.

CityWest Place Three has earned the ENERGY STAR for a number of years  (2001, 2002, 2003, 2004, 2008, and 2009, 2010, 2011, 2012 & 2013) largely as the result of energy-efficient features that were original design elements of the property. Examples include electronic ballasts and T-8 lamps in light fixtures in common areas of the building; fluorescent lamps are used in down lighting fixtures as well. In addition, lighting-related energy consumption is reduced through a building design that emphasizes natural light, meaning that tenants require little artificial light during working hours. HVAC systems are another source of considerable energy savings. All of CWP3s HVAC systems are operated through a Direct Digital Control system, and Variable Frequency Drives (VFDs) are used on air handling units and other mechanical equipment, allowing them to run at speeds commensurate with actual demand. Furthermore, chilled water connections to other buildings in the complex allow load-shedding during times of particularly high cooling demand.



 In addition to CWP3s existing as built energy features, PKY continues to maintain its high energy efficiency performance by performing routine preventive maintenance to the building systems in accordance with manufacture specifications.  Also, PKY has expanded our sustainability efforts by obtaining LEED certification.
