and managed by Parkway Properties, LLC, Phoenix Tower is a 34-story
Class-A office building that was completed in 1984 and is located
southwest of Houston's downtown. Clad in blue-green glass with a
silver reflective coating, the 668,000-square-foot Phoenix Tower
rises just to the north of U.S. 59, a major artery through the heart
of the city.
Among the distinctive features designed by building architect
Harwood Taylor of HKS Architects is the placement of the main lobby
on the ninth floor. The walls of this Sky Lobby are finished in
statuary white marble, with accents of Rosa Porino granite. The
floors are finished in the same Rosa Porino granite. The Sky Lobby
opens onto the Sky Terrace, an outdoor garden area with a reflection
pool and an outstanding view of the downtown Houston skyline.
Phoenix Tower earned the ENERGY STAR for superior energy
performance as a result of extensive retrofitting of building
equipment. Building lighting was upgraded with high-efficiency lamps
and electronic ballasts, and the building control systems were
completely upgraded. In addition, and of particular importance in
Houston's hot summers, Phoenix Tower's HVAC systems were extensively
upgraded, including a new rooftop cooling tower with energy-saving
variable frequency drives (VFDs) on its fan motors. Air handling
Units throughout Phoenix Tower have also been fitted with VFDs.
