Paces West is a multi-tenant commercial, class "A" office building, that is located on a beautiful wooded, 14-acre site positioned in the northwest submarket of Atlanta, GA. Our tenant base at this property is very diversified and includes national companies from such industries as telecommunications, insurance, real estate, legal and financial institutions.

Lighting

Behringer Harvard is committed to the following energy efficient lighting program. We are replacing the 90 and 100 watt "A" bulbs with 15 and 18-watt compact fluorescent bulbs during our tenant improvement projects. Whenever feasible, we are also retrofitting existing fixtures with T-8 ballast during full floor remodeling projects. Additionally, our parking garage has been retrofitted with T-8 electronic ballasts and the top deck is controlled by photo cells. Operational procedures include manually turning off lights each night by our housekeeping and security staffs.

Energy Management System

In addition to lighting retrofits, the buildings HVAC equipment is controlled by a Reliable Controls DDC Automation System. The mechanical cooling system is equipped to efficiently control the staging of the water side economizer and minimize mechanical cooling. The Building Automation System measures outside air and indoor air temperatures to calculate the optimal start and stop time of each air handling unit. This greatly improves the scheduling of our central plant and support systems. Our main chillers and air handlers are controlled using chilled water and discharge air temperature reset based on the building cooling loads and weather requirements.

Design and Mechanical

The building's mechanical systems are made up of one air handler per floor with variable frequency drive controls. It is the most efficient form of fan modulation available for our air handlers. We have increased the building's static pressure in order to maintain a "slight positive pressure" to reduce outside air infiltration. Our cooling towers are high efficiency Evapco models for lower energy consumption. The chillers are equipped with chilled water reset for maximum efficiency. The building was designed with window tinting on all exterior glass to reduce solar heat load; the performance ratings for the tinting includes a U-value of .48 for winter and .57 for summer with a shading coefficient of .57. Our chief engineer conducts internal energy audits by completing a walk through of all mechanical rooms and chiller plant to ensure that all equipment is operating at optimal energy efficiency. This audit includes a review of the hours of operation of all air handlers and chillers, checking water temperatures, inspecting all mechanical equipment to check for leaks, ensuring that pumps are operating efficiently, etc. These operating measures maximize energy efficiency and operational costs while simultaneously maintaining greater customer comfort.

Education

Educating our customers and vendors is also an important piece of the energy efficiency puzzle. We have occasionally offered energy awareness seminars for our tenants that were hosted by different vendors (with topics such as energy deregulation). We continually emphasize that our vendors need to reduce energy consumption (i.e. landscaper watches for irrigation leaks and controller timing, janitorial employees shutting off lights after cleaning and our security staff performing lighting checks after customers leave the building).

Behringer Harvard strongly believes that the energy efficiency equation must have the involvement of industry professionals, vendors, utility companies, employees and customers to be successful. This collaboration is evident in our programs referenced above.
