The
U.S. General Services Administration building management and facilities operations specialists continually review building and systems operations to improve tenant comfort, reduce energy usage, and identify cost savings opportunities. They utilize a building automation system (BAS) that provides computerized monitoring of all building systems.
GSA management and operations personnel recently modified the lighting control system to scan office lighting twice nightly to ensure lights are off in unoccupied areas. They made slight changes to the sequence of system operations to reduce energy usage. The team also reduced the operation time of air handler unit programs and heating, ventilating and air conditioning equipment by setting optimal start and stop times.
These changes and other building-wide energy-saving practices reduced
As for the future of energy at the Ray Building, it will undergo major construction and renovation projects to improve building systems, enhance maintenance and operations, and reduce energy consumption. Proposed upgrades include installation of ENERGY STAR-qualified cafeteria equipment, double pane energy-efficient windows, and variable frequency drives (VFDs) on HVAC motors and fans. Upgrades to the BAS, variable air volume boxes, chilled water system, advanced metering system, and lighting and occupancy sensors are slated. Renewable energy projects including photovoltaic cells and wind turbines will be evaluated, as well.
The facility received $47 million in American Recovery and Reinvestment Act funding for these projects, which will take approximately 2 years to complete.
Communications:
The GSA building management team educates tenants about energy efficiency and savings through monthly tenant meetings, newsletters, and periodic emails. Tenants receive information on their role in reducing energy usage.
