In 1994, Hines took over the management of the Howell Building, an 18-story, 483,000-square-foot office building in downtown Houston, Texas. Developed in 1972 and designed by the architecture firm of Wilson, Morris, Crain & Anderson, its design is classic international style, emphasizing clean lines and sharply defined fenestration.
An integrated parking facility occupies the first five floors of the Howell building, making building access quick and easy. A connection to Houston's downtown tunnel system makes movement around the area easy in any weather. The Howell Building's proximity to The Park Shops, an upscale shopping center, is another benefit.
ENERGY STAR certification of the Howell Building was accomplished through a series of retrofits, including a lighting retrofit (replacing existing lamps with high-efficiency lamps and ballasts), the installation of automated controls, including occupancy sensors, on lighting equipment, and the installation of variable frequency drivers on air handling units and cooling tower fans.
