Developed and
managed by Hines, One State Street is a 24-story,
514,354-square-foot class A office building on the west bank of the
Connecticut River in Hartford, Connecticut. Designed by Skidmore,
Owings and Merrill, One State Street is clad in a combination of
honed and polished Napoleon Red granite. Viewed from the east, the
building curves smoothly away from the river, while from the land
side, One State Street features a series of serrated setbacks,
creating bright, airy interior spaces with windows on multiple
sides. Inside, the building features a four-story lobby, elegantly
finished in Italian travertine and Rojo marble. One State Street was
completed in 1983, and received awards from the Building Owners and
Managers Association (BOMA) in 1987, 1989, and 1999/2000.
In 1999, One State
Street was among the first to earn the ENERGY STAR for superior
energy performance through a series of upgrades and retrofits. On
the lighting side, most building lighting fixtures were retrofitted
with 25-watt T12 fluorescent lamps with electronic ballasts; the
remainder of One State Street's lighting was retrofitted with
T8/electronic ballast technology and LED technology has been
employed for exit lighting. Compact fluorescent lamps (CFLs) are
also widely used in the building. Upgraded lighting controls include
occupancy sensors in restrooms and in more than 100 office spaces,
photo cells in selected open garage areas, and automatic dimming of
the high wattage lobby lighting.
The original
building automation system (BAS) was replaced in 1990, improving
building engineers' ability to limit One State Street's energy
demand through state-of-the-art software and direct digital control
(DDC). In addition, a variable frequency drive (VFD) was installed
on the building chilled water pumps, allowing them to operate at
levels that more closely match actual demand.
On January 1,
2004, One State Street commissioned its newly constructed central
plant, which consisted of high efficiency chillers, VFD-equipped
cooling towers, and gas-fired boilers. The design includes a plate
and frame heat exchanger for chilled water production in the
"free cooling" mode during the winter months as well as
substantial periods of shoulder months.
Hines has been
