Quintiles Plaza is an eleven story landmark Class A office tower, located in the well renowed Imperial Center at 4820 Emperor Boulevard, Durham, NC. It is the tallest building along I-40 between Wilmington, NC and Nashville, TN, offering dramatic skyline views from the upper floors.
FSP Emperor Boulevard, LP, the asset manager and fiduciary, works with Tri Properties, Inc., the local property manager, to practice responsible property investment at Quintiles Plaza. In 2009, the management team started monitoring energy performance using ENERGY STAR® Portfolio Manager, and discovered that the building was not operating at optimal efficiency. With a strong commitment to sustainability and support from ownership and the help of our Tenants, the team worked to reduce energy losses and raised the score to 88. The team earned their first ENERGY STAR label in 2010 and continued to achieve the certification in 2011, 2012, 2013, 2014 and is currently pursuing recertification for the 2015 period. This building is registered with the U.S. Green Building Council and is seeking LEED certification. Quintiles Plaza achieved the BOMA 360 designation in Q4, 2013, BOMA RDU TOBY Award in 2012, 2013, 2014 and 2015, as well as the BOMA Southern Regional TOBY Award in 2012, 2013 and 2014. In 2009, this building was awarded LEED Silver Core and Shell Certification by the U.S. Green Building Council and in 2010 was awarded LEED Silver for Commercial Interiors.
The most important tactic that the team pursued was to re-commission the building’s HVAC system and controls, which resulted in lowering electricity use. The team regularly conducts lighting PM checks and daily walkthrough’s to identify operational issues, roaming security personnel to further notify building engineering staff if HVAC or lighting systems are operating during unoccupied hours. The building also underwent lighting fixture upgrades -- from T12 fixtures to T8 fixtures. New controls on the exhaust fans further reduced energy use. Indoor/Outdoor Air Quality testing is also run regularly to ensure the Building has optimal Air Quality. Low Flush toilets were installed in all of the restrooms as well as light sensors which turn on or off as rooms become unoccupied.
