An emphasis on energy management and sustainability is standard practice at 701 Waterford. The on-site management team continually applies no-cost and low-cost energy efficiency measures including enhancing their preventative maintenance program, conducting lighting audits, optimizing HVAC start/stop times, engaging janitorial and security staff to turn off unneeded lights, and staging chillers.
As part of ongoing energy management efforts, several upgrades have been completed. Hundreds of motion sensors were added to the lighting, and low-flow aerators were installed in restroom faucets, reducing both water and energy use. Other energy efficient technologies contributing to the building earning the ENERGY STAR for superior energy performance include:
- Variable speed drives on HVAC equipment;
- T-8 and CFL lighting;
- LED exit signs;
- Upgraded Energy Management System (EMS).
Additionally, a recycling program for occupant waste has been implemented.
The Hogan Group management team is evaluating additional projects for the near future to continue improving energy performance.
