Arden's 2730 Wilshire property located at 2730 Wilshire Boulevard, Santa Monica, California is a 55,080 rentable square foot building that is 98% occupied. As part of the company's ongoing energy efficiency program, 2730 Wilshire, constructed in 1985, was chosen as a candidate for the installation of a new Energy Management System. Other upgrades include a building wide lighting retrofit and the installation of a carbon monoxide monitoring system. These additions were conceived as part of the overall efficiency enhancement at the property. A typical Arden lighting retrofit was accomplished by replacing T-12 light tubes with T-8 light tubes and installing electronic ballasts. All the incandescent and fluorescent exit signs were replaced with LED exit signs using only two watts per fixture. Also installed were occupancy sensors throughout the building to reduce unoccupied lighting energy.

The Andover Energy Management System installed controls all fan operation, chiller loading, load shedding, start/stop timing, and condenser water temperature. We control and reset the supply air temperature as well as the static pressure (through variable speed drive control). The carbon monoxide monitoring system allows the fan systems better control to provide better ventilation in the parking garage while reducing excess energy consumption.

In addition to all the lighting and mechanical upgrades, many no cost / low cost measures were taken that reduced energy consumption. These included:

Arden's engineering department recognizes the financial impact of electrical demand charges, and as such, targets their operation towards peak demand reduction. By monitoring electrical demand levels and establishing a peak target, the energy management systems are programmed to selectively reset equipment to keep the demand within defined limits while never compromising occupant comfort.

The payback for these initiatives is approximately 3.5 years with a marked increase in tenant satisfaction and comfort.

In a continuing effort to reduce operating costs at the property, optimum start and stop times have resulted in a further reduction of energy from the previous year.

Arden Realty has also completed seven cogeneration plants and one solar photovoltaic array with a total capacity of three megawatts.
