Arden's 8383 property located at 8383 Wilshire Boulevard, Los Angeles, California is a 417,463 rentable square foot building that is 92% occupied.
As part of the company's ongoing energy efficiency program, 8383, constructed in 1971, was chosen as a candidate for the installation of a new Energy Management System (EMS). Other upgrades include a building wide lighting retrofit, Carbon Monoxide monitoring System and the installation Variable Frequency Drives (VFD) on all major equipment including a 700 ton centrifugal chiller. These additions were conceived as part of the overall efficiency enhancement at the property.
A typical Arden lighting retrofit was accomplished by replacing T-12 light tubes with T-8 light tubes and installing electronic ballasts. All the incandescent and fluorescent exit signs were replaced with LED exit signs using only 2 watts per fixture. Also installed were occupancy sensors throughout the building to reduce unoccupied lighting energy.
The Siemens Energy Management System controls all fan operation, chiller loading, load shedding, start/stop timing, and condenser water temperature and highly energy efficient variable volume pumping, high efficiency motors, Direct Digital Controls. We reset the supply air duct static pressure on a floor by floor basis. The horsepower reduction has been significant.
The Carbon Monoxide monitoring system provide the fan systems with better control allowing them to provide better ventilation in the parking garage while reducing excess energy consumption.

Arden's engineering department recognizes the financial impact of electrical demand charges, and as such, targets their operation towards peak demand reduction. By monitoring electrical demand levels and establishing a peak target, the energy management systems are programmed to selectively reset equipment to keep the demand within defined limits while never compromising occupant comfort.
The payback for these initiatives was approximately 3.5 years with a marked increase in tenant satisfaction and comfort.
