3800 Kilroy Airport Way is one of seven buildings on the Kilroy Long Beach campus. The 50 acre campus is situated five minutes from Long Beach Airport and has modern office work spaces focused on sustainability.

The building has always had high-performing variable frequency drives, and in 2008 the building underwent retrocommissioing. As a result, programmable thermostats and premium efficiency motors were installed, reducing the energy required to run the HVAC system. Waterless urinals and low-flow toilets and sinks were also installed in 2008 to cut down on water consumption.

In 2011, 3800 Kilroy Airport Way went through a building-wide lighting retrofit. Occupancy sensors were installed to turn lights off automatically when rooms are not used. All lighting systems were converted to energy-efficient electronic ballasts and lamps. The exterior lights were also designed to cut down on energy use by eliminating uplighting.

In 2012, the building underwent an extensive EMS retrofit. This included the replacement of the base building HVAC controls, all of the variable air volume DDC controllers, and an upgrade of the building management system to an Automated Logic Control (ALC) system. The ALC system monitors electrical usage, performs data trending, has hierarchal scheduling, shows thermographic color floor plans, trends data, schedules alarms, and gives detailed reports of the systems, providing engineers with streamlined, real-time information. In addition, it can be used on any computer or smartphone, allowing for total control of the energy systems from anywhere at any time.

The Kilroy Airport Center campus has a robust recycling program. The Tenant Handbook that Kilroy Realty provides goes into detail on how the program operates and best practices for tenant recycling. Kilroy has implemented a green cleaning program on site to minimize exposure of building occupants to potentially hazardous chemical, biological, and particle contaminants, which may adversely affect indoor air quality and building systems. The program also minimizes the impact of building operations on the environment.
