200 West Madison is a 45-story, 928,000-square-foot Class-A office building constructed in 1982 on a 36,557-square-foot parcel. The building is owned by MEPT 200 West Madison LLC, and managed by Transwestern. Strategically located in Chicago's Central Business District, 200 West Madison was significantly renovated in 2006, enclosing the exterior plaza with a glass atrium, upgrading elevator systems, and added several valuable amenities to the property such as a building conference center, fitness center, and upgraded common corridors. 


The central chilled water plant consists of three chillers (two 1,000 ton, and one 500 ton) which operate in combination with four Baltimore cooling towers.  The main heating for the building is electric, and is provided primarily by electric duct heating coils in air handling systems. 


Continuous attention to energy management efforts, and best practices employed by Transwestern at the property, have resulted in this building achieving LEED Silver certification as well as ENERGY STAR certification for the several years. Best practices include:


HVAC Systems:

-       Two of the three original chillers have been replaced with more efficient chillers.

-       Multi-year project to retrofit all fan systems with variable frequency drives will be complete effective 2013.

-       Five new A/C package units installed in elevator penthouses, removed from domestic water loop, and added to condenser loop system.

-       HVAC start times have been set back.


Lighting Systems:

-       Base building mechanical and garage lighting retrofitted from T-12 to T-8 fixtures.

-       Occupancy sensors installed in common restrooms.

-       Common corridor lighting readjusted to reduce lighting during non-business hours. 


Water Systems:

-       Three new, efficient domestic water pumps installed in 2012 with variable frequency drives.

-       Common restroom faucets replaced with low flow fixtures in 2012.

-       Electric water heaters replaced to more efficient units, and timers installed to better control energy.


Other measures:

-       Completed meter audit and enlisted local utility to remove or repair all erroneous and duplicate meters.

-       High speed garage door installed to help reduce heat loss in garage.

-       Secured bike room installed to encourage employees to bike to work.


The building team worked with the local utility to successfully obtain rebates for several of the above energy saving projects. Future projects under consideration for 200 West Madison include an elevator modernization, a building automation system upgrade, and chiller replacement.
