Managed by CommonWealth Partners, the JPMorgan Chase Building is a 31-story, 667,000-square-foot office building located at 560 Mission Street in the heart of San Francisco's Financial District. Designed by Cesar Pelli & Associates and completed in 2002, the JPMorgan Chase building is clad in silver reflective glass, with window framing that subtly evokes the classic International architectural style. In addition to its distinctive exterior, the large, ground-level plaza from which the building rises earned the property the American Society of Landscape Architects' Design Merit Award in 2003. The JPMorgan Chase Building is 100 percent leased to JPMorgan Chase and serves as its West Coast headquarters.


The design of the JPMorgan Chase Building integrated energy efficiency as an essential consideration. The property earned the ENERGY STAR for superior energy performance largely as a result of original design elements and ongoing commissioning activities. For example, low-E glass helps to minimize thermal heat gain in warm weather while reducing heat loss in cooler seasons. Climate control savings are further enhanced by a variable air volume (VAV) system, which uses electronically commutated motors to keep fans operating at levels that closely correspond to actual demand. The EMS programming was enhanced to scale AHU supply air temperature based on both outside air temperature and cooling demand. Individual VAV zones were also reprogrammed with the ability to modify the cooling and heating response base on the zones? environmental differences. The EMS programing was further modified to include temperature resets for the chilled water and condenser water systems; the addition of VFDs to the chilled water system conserves more than 176,800 kilowatt hours annually.

The commitment to sustainable building operations at 560 Mission Street earned the facility LEED Platinum for Existing Buildings in March of 2010. In 2010 and 2011, 560 Mission Street was also recognized by BOMA San Francisco as the Building of the Year for the Large Commercial Property category.
