Built in 2004, Bentonville Plaza is a nine-story, 261,900 square-foot, Class A office building conveniently located adjacent to the world?s retail leader. Its setting, directly across the street from the Wal-Mart and Sam?s Club home offices in Bentonville, Arkansas, make it the premier location for retail suppliers from all over the world. 


Bentonville Plaza features the perfect blend of beauty and function. Its attractive, refined decor brings with it a new level of quality, service, and distinction. Occupying 13 acres, this master-planned development is designed to accommodate two additional office buildings, a parking garage, and a hotel to service future growth needs.


Equipment and system performance monitoring

Energy considerations given regarding maintenance have been the installation of variable frequency drives for large motors, replacement of incandescent lighting with compact fluorescent lighting, and installation of thermostats on fresh air supply fans for a consistent and controllable air supply temperature.


The management staff?s commitment to offset rising energy costs and reduce energy consumption is apparent in the HVAC maintenance program. Each month, the staff changes filters, cleans coils, and ensures the HVAC system is running efficiently. On a quarterly basis, they monitor the HVAC operations by use of a manual system. An inventory of all heat pump activity is maintained in a preventative maintenance manual that contains descriptions of all heat pumps with appropriate motors, belts, and sizes listed. Inspections are maintained on a weekly basis.


Energy Management System (EMS) Monitoring

The HVAC Mechanical System is monitored by a Siemens Insight Building Technology Program and is supported by a third party vendor. With this work station, the user can graphically monitor and control the building environment; schedule and modify mechanical equipment operation and automatic report generation; collect, view, and analyze trend information; make management decisions with information and reporting capabilities; store and retrieve long-term information; and edit and modify all system databases. This system is monitored daily by Building Operations, and adjustments are made accordingly to ensure conditions for maximum efficiency.


The EMS System monitors all tenant systems, as well as the building?s common area and mechanical and storage areas. This system provides maximum control with ease of operation and understanding. The water source heat pumps by Florida Heat Pump have proven to be extremely efficient.


Additional Awards

Bentonville Plaza?s additional tenant improvement allowance for LEED build-outs, along with the implemented ?green? initiatives, directly aided one tenant in becoming the first LEED certified office space in Arkansas. With management?s ongoing support of sustainability initiatives, there are now over 20,000 square feet of LEED certified tenant space.
