Amazon.Com Building is a 14-story, 304,000-square-foot office building located on Beacon Hill above the International District in Seattle, Washington. The building is owned and managed by Wright Runstad & Company and was refurbished in 1999 for the Amazon Headquarters. Originally used as a U.S. Marine hospital, an addition consistent with the 1930's architecture was completed on the North side of the building to expand available floor space.

Tenant amenities include two separated parking garages, allowing for over 500 cars. The building features grand views of the South of Downtown Seattle on one side, with views of Mt. Rainier and the Rainier Valley on the other, along with almost 9.5 acres of private park including lawns and dozens of trees, a large cafeteria, and a medical facility--all inside a historic cast-iron fence.

Upgrades to the original HVAC include 37 air handlers serving a variable air volume (VAV) system, removal of the old steam boilers and radiators, and installation of a direct digital control (DDC) system that manages HVAC and lighting. Exterior decorative lighting is controlled by timer and analog lighting sensors. The building has antique operable windows, motion sensors for office lighting, independent HVAC for data center cooling, and a central chiller plant to serve the air handlers.
