Located in the heart of Washington DC's Chinatown district, Gallery Place is a mixed use project with retail, office, and residential space managed by Transwestern. The residential building operates independently from the rest of the project. The office tower consists of eight floors of mixed office tenants, including the U.S. General Services Administration (GSA) and DC Courts. The Gallery Place/ Chinatown metro station is directly beneath the building, providing easy access to downtown Washington DC and its surrounding suburbs. The building also is conveniently located next to the ever-popular Verizon Center, home to mulitiple professional and college sports teams, as well as other entertainment events. Our dynamic complex combines business, shopping, dining, and entertainment all under one roof and within walking distance to many of Washington, D.C.'s cultural attractions.
The office building is made up eight floors consisting of 10 tenants. The building runs on multiple systems designed to efficiently provide all necessary services to the building. A central plant provides chilled water to the office building from two 400-ton centrifugal chillers with forced draft cooling towers to central station air handling units on each floor. Air is distributed from these air handling units throughout the office space via a series of fan-powered variable air volume (VAV) terminals. The perimeter fan-powered VAV boxes are equipped with electric heating coils. All equipment is direct digital controlled through an Allerton automated management system. Domestic hot water is supplied through electric water heaters.
The retail tenants and common areas are run on independent HVAC systems supplied with condenser water from a separate system located in the central plant.
It is the mission of Transwestern to follow environmental best practices and continuously educate building staff on energy efficiency with goals of implementing those that are feasible for the project. Some of the goals the Transwestern engineers at Gallery Place strive to achieve include:
-- Prioritizing all energy savings projects with ownership's approval.
-- Seeking to reduce the project's energy, water, and other resource consumption, reduce waste, and use renewable or recyclable materials to be more energy efficient.
-- Educating all vendors, suppliers, and tenants of our mission. Vendors and suppliers are asked to share their industry's best environmental practices.
-- Maintaining needed tenant comfort while achieving these environmental goals.
Transwestern has been recognized by the U.S. Environmental Protection Agency (EPA) as an ENERGY STAR Partner of the Year (2004, 2005) and as a Sustained Excellence Partner (2006, 2007, 2008, and 2009) for its outstanding contribution to reducing greenhouse gas emissions through leadership in energy management.
