Completed in 1990, 801 Grand is a striking addition to the Des Moines skyline. The 44-story building, designed by Hellmuth, Obata and Kassabaum, Inc. from St. Louis, is encased with Brazilian granite, Portugese marble, and a copper roof. The building is shaped like an eight-pointed star, with multiple setbacks to provide more corner office space per floor than standard designs. Measuring almost 900,000 square feet, the building houses Class A office space with retail on the lower three floors, its own parking facility, and three connections to the extensive Des Moines skywalk system. The property is owned by Principal Life Insurance Company and managed by Terrus Real Estate Group. 

In an effort to maintain the building's high energy performance rating, continuous improvements have been made to its mechanical systems through annual capital budget expenditures.

The first step to energy efficiency involved optimizing the operation of the existing systems. By working with the designers, contractors, and operators, the new heating, ventilation, and air conditioning (HVAC) and building automation systems installed as part of the 1990 construction were fine tuned and optimized. 

By 1993, the building was nearly 100-percent occupied. Upgrades were made to the building automation system to improve comfort and energy efficiency through discharge air reset schedules and building pressurization reset schedules.
