Gatehall IV in Parsippany, New Jersey, is a four-story office building comprised of 248,480 square feet of premier office space.  Owned and managed by Mack-Cali Realty Corporation, Gatehall IV tenants cover a wide span of industries, including financial services, pharmaceutical, advertising, and manufacturing.  The building, constructed in 1988, features a lobby, with a carnelian and black granite floor, granite walls with fabric panels trimmed in cherry wood, that opens up to a four-story atrium with a glass and polished granite waterfall.

Gatehall IV received an ENERGY STAR rating of 84.  The rating was achieved by employing energy-efficient systems and technologies such as T-8 fluorescent office lighting, variable speed drive systems, double-pane glazed windows, high-pressure sodium exterior lighting, and building automation systems which incorporate optimal start/stop times.  Additional efforts include installation of timers, photocells and occupancy sensors in common area lighting, implementation of lighting retrofits to utilize higher efficiency bulbs and ballasts, and analysis and programming HVAC equipment to maximize tenant comfort at the highest level of energy efficiency.  In addition to equipment upgrades, building personnel are trained to ensure that energy conservation is part of their daily scope of responsibility.  Monthly reports reviewed by senior management, property managers and building managers include electric usage & cost, 5-year electric usage comparison and JCP&L load profile reports which track electric usage for peak/demand times.  We continue to plan for further improvements which will reduce energy and ensure existing equipment performs at a high level of efficiency.

One of Mack-Calis goals is to continuously monitor and reduce energy consumption to further reduce costs and conserve energy.  All of our energy management efforts have ultimately helped us to meet or exceed our corporate objectives.
