550 North Brand provides a quintessential model of energy conservation implemented over the last seven years in three distinct phases. Phase I focused on three elements, including a strategic lighting retrofit, occupancy lighting sensor control and garage lighting zone management. Phase II focused on the HVAC and energy management systems. Phase III focused on an accelerated completion of the strategic lighting retrofit included in Phase I. All tolled, electronic ballasts, high efficiency low watt lights, motion detectors, variable frequency drives, and a state-of-the-art energy management system complete with numerous environmental sensors were employed. The net results are extraordinary.
Phases I and II successfully reduced energy consumption from a high of 6,804,320 kWh (in 1994 with 80% occupancy) to a low of 4,869,410 kWh (in 1999 with a 95% occupancy). Phase III, which was completed in April of 2001, indicates additional savings of between 175,000 to 400,000 kWh (based on May through December 2001 operations).
In summary, we have brought annual consumption down from 6.8 million kWh to approximately 4.5 million kWh while increasing occupancy 15%. This represents a reduction of 34%, unadjusted by the increase in occupancy. Assuming that 30% of electrical consumption is variable, then the real reduction is closer to 37%. In addition, other material operating expense savings have resulted in lamping and ballast costs as well as the HVAC plant and equipment maintenance.
In terms of asset value and assuming only the costs savings attributable to the reduction in kWh, expenses have been reduced by approximately $322,000, equating to an increase in value of $4 million based upon an 8% capitalization rate.
A Phase IV focus on cogeneration is currently in the planning stage.
