Total Plaza is a 38-story, 843,533-square-foot office tower owned and operated by Brookfield Properties. The building is connected by tunnel to the Allen Center, a three-building, mixed-use complex totaling 3.2 million square feet. The Allen Center buildings are inter-connected by sky bridges and the downtown tunnel system and offer amenities including a food court, the DoubleTree Hotel, and full service banking facilities, along with numerous other retail amenities and conference facilities.

Built in 1971 and designed by Lloyd, Jones, Brewer and Associates architects, Total Plaza at 1201 Louisiana Street is a steel-frame mullin system building with inserted glass. The building offers floor-to-ceiling tinted dual-pane vision glass and single-vision tinted reflective windows with a high performance coating, which provides noise abatement and efficient insulating qualities, as well as solar load control. The exterior boasts a 100 percent glass-to-skin ratio. The spacious entry lobby and concourse level have over 18-foot and 25-foot ceilings respectively, energy-efficient down-lights, Luna Pearl granite wall treatments, and granite and black marble flooring. Floors 3 through 38 each have 10-foot ceilings, energy-efficient fluorescent light fixtures, and motion sensors to turn off any unneeded light fixtures.

The building proudly earned the ENERGY STAR for superior energy performance as the result of an extensive energy reduction program implemented throughout Brookfield Properties' Houston portfolio starting in 1998. Lighting fixtures throughout the building have been retro-fitted with energy-efficient electronic ballasts and T8 fluorescent lamps. The HVAC system is clean and well-maintained to promote energy efficiency as well as excellent indoor air quality (IAQ) for all tenants and guests in the building. Air filtration has also been upgraded over recent years to improve IAQ. Periodic third-party IAQ testing is performed regularly, and any idiosyncrasies are documented. Engineers receive regular and ongoing IAQ training to stay abreast of leading technologies.

Energy consumption throughout all Brookfield buildings in Houston is managed through an energy management system (EMS). This system automates lighting and controls all HVAC equipment including chillers, air handlers, pumps, cooling tower fans, and exhaust fans. A software program automatically reads and compares interior and exterior temperatures and calculates the appropriate times for air handlers to meet pre-selected acceptable temperatures at 7:00 a.m. each weekday. Every minute saved by the system calculates into energy savings for the tenants. Each piece of HVAC equipment connected to the EMS can be controlled from any location in the world, allowing quick response times to emergencies and changing conditions. All equipment is supervised 24/7, maximizing the operations and energy efficiency of the building.
