Owner occupied with a small retail tenant component, 101 Barclay Street is a 25-story, 1.1 million-square-foot office tower in downtown Manhattan. Clad in glass, the building is bifurcated by a 23-story atrium allowing natural light to penetrate deep within the building giving it a clean open feel. Designed by Skidmore, Owings & Merrill and managed by Cushman & Wakefield construction of this stout white tower was completed in 1983. At that time it served as Irving Trust's primary operations building. The building is robustly equipped with backup electrical and mechanical systems to ensure continued operations in the event of utility interruption.
ENERGY STAR was earned by 101 Barclay Street as a result of its dedicated property management staff, infrastructure upgrades and operational changes such as chiller retrofits, outside air damper replacement, lighting and mechanical upgrades. In addition, various mechanical and control strategies to maximize free cooling with air and condenser water when outdoor conditions permit have contributed to energy reduction efforts. The installation of Variable Frequency Drives (VFDs) on all of the building's air handling units and primary pumps will further help reduce energy consumption at the building. The Building Automation System allows property management and engineering staff to monitor and control the operation of energy consuming equipment as needed.
