One Lakeway is a multi-tenant; commercial class "A"
office building located on the shores of Lake Ponchartrain in
Metairie, Louisiana, a suburb of New Orleans. It is a part of a three
building complex that collectively add up to 2.3 million square-feet.
The tenant base at the property is very diversified and includes
national companies from industries such as insurance, real estate,
legal, telecommunications, government and financial institutions.
Constructed in 1981, One Lakeway went through a major renovation and re-development in 1994. Lakeway continued to commit itself by performing an upgrade to the energy management system by selecting the Computrols, Inc. CBAS2001 system for the property. This user-friendly system allows the property management team the ability to control, expand, operate and monitor every aspect of the property's operations, without sacrificing tenant safety or comfort.
In 2015 Lakeway selected the Metalux Encounter LED fixture as the building standard, which is being used in all new Tenant construction, as well as in common areas. The LED fixture is replacing a 3-bulb T-12 fluorescent light fixture. Additionally in 2015, the parking garage's metal halide and electronic ballast fixtures were replaced with 138 Cooper Lighting's Top Tier Garage LED fixtures. This fixture not only has a reduced amperage but provides a "white light", giving the appearance of more light with a reduction in the number of fixtures needed in the garage.
Lakeway reduces energy costs by systematically maintaining the mechanical equipment with a computerized Preventative Maintenance Program. This program ensures that maintenance frequency levels can be met for maximum efficiency of the equipment. Time is invested in training and development of the engineers to ensure consistent quality preventative maintenance measures along with proper equipment control.
Lakeway sees the building's receipt of the EPA ENERGY STAR label as a clear recognition of their successful work to make One Lakeway a healthy workplace, managed in an environmentally responsible manner.
