King Street Center
is an 8-story, 325,000-square-foot office building located in the
historic Pioneer Square District in Seattle, WA. Developed by Wright
Runstad & Company as a public/private partnership with local
government, the building was designed by NBBJ Architects. This new
government building features an artistically designed public
plaza, hand-worked elements, unique details, and decorative finishes
created by contemporary public artists. Tenant amenities
include approximately 15,000 square feet of retail space and
below-grade parking for 500 cars.
King Street Center
is one of the most environmentally progressive buildings in the
nation, promoting long-term sustainability through the use of
recycled content in construction and interior finishes such as
recycled carpet, paints, and floor tiles. A rooftop rainwater
collection system saves the building approximately 1.2 million
gallons of water per year by converting rainwater into non-potable
uses in restrooms and irrigation. These features are combined with
state-of-the-art controls for HVAC operation. Lighting is computer
controlled, which includes daylight dimming on perimeter lights. The
building has occupancy sensors in every office, supply room, break
room, and conference room. Seven-day timers are installed on all
drinking fountains, hot water re-circulating pumps, and water coolers.
