Beginning in 1985, the HVAC system went through a major system conversion from constant volume mixing boxes to variable air volume (VAV). The steam absorber was removed and electric chillers were installed.

 

The HVAC control design has been modified to facilitate better control and improve energy use. Reflective window film has been installed to reduce the solar load on the building.

 

The building's management has been diligent in upgrading building standards to the most recent accepted and proven technology to keep the building as energy efficient as its design allows.  All building systems using energy are reviewed periodically to ensure that One Post is operating efficiently and taking advantage of the latest proven technology. Equipment maintenance and EMS software maintenance are a critical part of this approach.

 

Noted upgrades through the years:

• De-lamp and installation of light reflectors
• Installation of variable speed drives on supply and return air fans
• Chiller conversion from R-11 to R-123 with York Code Kit and Turbo Modulator
• Lighting fixture upgrade to T-8 lamps with electronic ballasts to replace  T-12 lamps
• Installation of an Andover Energy Management System and one subsequent upgrade
• Conversion of pneumatic fan temperature controls, chiller operation, heating operation to DDC
• Title 24 lighting control for tenant spaces

 

Our present system standards are as follows:

 

Lighting

• T-5 fixtures with electronic ballasts. (approx. 48% of the building uses T-5) (all other fixtures are T-8 with electronic ballast)
• Lighting control using motion sensors and ambient light control
• LED exit signs

 

Restrooms

• Low flow toilets and urinals
• Low flow faucets

 

HVAC

• VAV cooling with larger dust capacity to reduce fan static
• Fans on variable speed drives
• OSA reset for supply air set points
• EMS control of all fans, pumps, heating and cooling
• Optimum start for heating
• All supply air fans have outside air for free cooling
• 525 ton electric chiller with variable speed drive
