Upgrades to the 15-story, 330,000-square-foot space at 250 Hudson
have included capital improvements in energy efficiency as well as 100
percent off-grid wind power. These improvements, combined with many
others, enabled 250 Hudson to earn the ENERGY STAR for superior energy
performance. The building also earned certification as Silver under
the U.S. Green Building Council's Leadership in Energy and
Environmental Design (LEED) green building rating system in
February 2011. This certification increased to LEED Gold upon renewal
in 2016.
The 1929 reinforced concrete-and-brick clad structure,
bordering Broome and Dominick Streets, features 12-foot-high ceilings
and huge, sunlit interiors. The 10,000-square-foot, lushly planted,
slab-reinforced green roof offers panoramic views of the Hudson River.
The lobby size was doubled during the renovation and now features
mocha creme limestone tiled walls with silver sconces, and metal
fusion procelain trim with brushed Cortland Gold limestone baseboards.
Jerusalem Gold limestone frames the lobby exterior.
Security upgrades include stainless steel optical turnstiles
for controlled access. Two freight elevators were converted to three
high-speed passenger elevators. Electrical and communication systems
were upgraded, lavatories renovated with new fixtures, and a new
cooling tower offers 80 tons/floor. The No. 6 oil-fired steam boiler
was converted to dual fuel and now operates almost exclusively in
natural gas mode.
In addition to energy efficiency, other sustainability measures
include a high performance green cleaning policy, an integrated pest
management policy, and a solid waste management policy. The innovative
waste management procedures yield an 85-90 percent recycling rate,
with mill-ready products. Efficient T8 fixtures replaced all 3,500
linear fluorescents, and the HVAC system overhaul includes new
condenser water pumps and two new cooling towers, both with variable
frequency drives (VFDs).
The fully renovated 250 Hudson debuted July 2008. Tenants
include PR giant Daniel J. Edelman, advertising agency Momentum, law
firm Lieff Cabraser Heimann & Bernstein, American Express, Corbis,
and TED Talks. The building is now 100 percent leased and
occupied. The 15,000-square-foot ground floor retail area includes
fashion designer Rick Owens.
