Constructed in 2004 and located in the Chinatown/Galleria neighborhood of Washington, D.C., Mass Court is a 14-story residential community with 371 residential units and ground floor retail space. The property is owned by TIAA and managed by the Greystar. In 2012, after the property was acquired by TIAA, the property management team at Mass Court began monitoring the energy performance of the common areas in ENERGY STAR® Portfolio Manager®. With a strong commitment to sustainability and support from ownership, the team worked to implement energy efficiency projects throughout the common areas and resident units.


Over the past several years, the property team has improved the efficiency of the building's HVAC systems by repairing and sealing leaks, improving insulation, and conducting proactive preventative maintenance. Additionally, the property has significantly reduced the lighting energy consumption at the property through occupancy sensors and sleep-mode controls for the amenity spaces, building service areas, and elevators. The team has also conducted several interior lighting retrofits, including upgrades to efficient T8 lighting, replacement of halogen lamps with LEDs, and an upgrade to LED lighting throughout the building's corridors. In 2013, the property installed programmable thermostats in each of the resident units through the Pepco Energy Wise Rewards program.
